Pay'd the cost to be the boss

Dear internet:
Buying a house is expensive, and tricky. I can't decide if it is better to buy something already upgraded and not worry about anything. Or Buy a fixer and get a sweet return on my investment and deal with some construction? I am inclined to think fixer, but that's because I like reno shows and i like the idea of making money, however I know very little about the construction side of things. Also I have very little time.
I didn't use IG for my mortage and I felt awful but scotia treated me well so...
I am hoping when JC gets back from florida he can give me some pointers and stuff, in regards to the non renovated vs renovated. I'd like to think I am a DIY'er but I am more a hire someone kind of girl, if we go this route I will need his sweet hook ups, and maybe Chris's pop :)
I am leaning toward armdale area. They have some good first timer town houses there, and it is quick to work and on a bus to smu for cb. fenced yard and exterior maintenence is covered. No Shovelling! I'd like a detached but they are more expensive.
There is nothing on the market right now though! The closer to summer, the more sellers. But the more buyers... If we buy now it is a buyers market and there is stuff sitting on the market all winter and sellers are motivated. Thoughts?
