Zayn's always been able to see ghosts. He doesn't ever mention it because most of the time it's not an issue. Ghosts are realy intelligent, usually nothing more than memories tied to places and sometimes people, and Zayn's learned that they're rarely malicious. His father taught him from an old and yellowed journal filled with notes made by his father and his father before him, generations of notes written down for posterity. Zayn knows how to deal with ghosts.
He's just never met one like Harry Styles.
It isn't that Harry's an intelligent ghost or even that Harry's unaware that he is a ghost. Zayn sees that sort of thing all the time. No, it's that Harry's solid and other people can see him too. In fact, Harry's so real that Zayn doesn't realize Harry's anything but living until the day Harry's entire body flickers in and out of being. Zayn assumes it's fatigue, but then he blinks a switches over other dimensional sight and yes. Harry is definitely a ghost, even though he can't be a ghost because Zayn's wrestled with him and hugged him and he's never once felt that Harry was anything less than solid.
