This:

These floors are laminate over concrete, pleasantly southwestern in ways the old Victorians back east just aren’t. You used to be a fan-honest-to-god haunted houses-but you’ve been pulled through too many floors now. Basements are a pain in the ass.

I really believe those are Dean's thoughts and at the same time they create amazing visuals!

The only thing that confused me is where the Black Dog comes in. Were there 2 monsters in this case?

I'm glad you enjoyed those descriptions! I think my favorite is all the various sages they had to cobble together. XDDD Though I'm especially glad the insulation descriptions worked for you, because I feel like it's sort of difficult to describe insulation and do it justice, because unless you've spent a lot of time putting it in walls, the weirdness of glass wool is hard to get? BUT IT IS THE WORST. THE WOOOORST.

Sam and Dean didn't really discuss it explicitly, but the idea behind the fic was that they were never going to find the remains of this nameless ghost with no backstory, so they smudged the house with sage to excise her from it. Which, sort of like in 1x04 where they "made the demon corporeal" before sending it back to Hell, turned her into a black dog (because apparently that's what happens in Arizona. XD) But it made it possible for them to deal with her in a permanent way.
