Flat for rent!

We finally sorted out our buy-to-let flat.  And we created a website for it!

I doubt you'll have much trouble getting tenants - looks like a lovely flat and website. I'd second the suggestion of more indoor photos, more to deter timewasters than anything (i.e. those who are particular about colour schemes. It happens). Perhaps also put up a point about not wanting to let it unfurnished (presuming that's your stance).

BTW, if anyone contacts you and is on DSS I wouldn't automatically discount them - unless your insurance or mortgage prohibits it. Providing someone on DSS can pay the deposit and fulfll your other criteria, they can make for very secure tenants. If it were me, I would ask for a bigger deposit on DSS, because it usually takes about two months for the rent to come through - backdated.(I'm being kinda selfish in saying this; I had to give up my PhD because I couldn't find anywhere to rent within an hour of Royal Holloway, despite being, really, an ideal tenant with a big deposit. I'm not in that position now, but would prefer no-one else to be in that position either).

However, if you can't or won't accept DSS, then you need to specify that on your website, or you will get people asking.

I need to check our mortgage terms, but I'm pretty sure that it is they that specify no DSS. Which is a shame, because I don't have a problem with it at all.

They definitely specify "no students", which seems just bizarrely prejudiced.

Furniture arrives soon -- then we can put up proper photos!
