my own karate studio

So i have this hairbrained idea to open a karate studio in a few years. I'm thinking somewhere in boston. It's an idea i've had for a very long time. I'm not interested in making money, so i'd need someone to handle that stuff; what i'm really interested in is teaching. I know i'm a long way from where i'd want to be to start this thing, which is good because i want to get my 3rd black before i open my own studio.

Any ideas, suggestions, comments?
