We had the inspection on the new house today. It went well. Since it's a short sale the house is sold 'as-is'.

The structure is all sound. The roof is newer as is the furnace, water heater and air conditioner. We're going to need to switch out all the plumbing though. Right now it's all galvanized and we want to put copper in. The galvanized pipes are rusting and there are some plumbing leaks throughout the house so that is a priority. There is a lot of moisture in the basement. The inspector said it was more than likely caused from too much humidity. We need to get a dehumidifier. There were signs of mold as well so we'll be tearing out the paneling in the basement and scrubbing down the walls. The basement was at one point tiled. The tile has a layer of asbestos in it and asbestos in the glue. Most of the tile has been pulled up but some still remains and is cracked. This is a concern for us. When we get to closing and get the keys to the house we will basically be gutting/scrubbing the shit out of the basement. Also, the upstairs addition has some soft spots in the floor. The floor has some nasty peel-and-stick tile over plywood. More than likely, we'll just pull it all up and replace it. Chimney has some leaking too.

It sounds like a lot, but honestly, it may only take us a few thousand to fix it up. It's going to be more man hours then anything.

To Do At New House:
*Replace all indoor plumbing with copper subsequently fixing all leaks
*Tear out all paneling and tile in basement
*Tear out drop ceiling in basement
*Scrub basement walls and floor
*Paint whole house
*Replace entry locks
*Replace doorknobs in house
*Eventually update kitchen
*Fix addition flooring
*Chimney fixed
*Pour concrete to create slopes for outdoor water drainage
*Paint shed
*Stairs to deck need to be braced and have risers added
*Insulation blown in

That's all I can think of right now. It sounds like a lot but I think we can manage it. :)
