Try not to worry about finding a new place right now - I don't know about Manitoba, but in Ontario you only have to give 2 months notice when you're intending to vacate a unit. (So if I was looking for something for July 1 in Ontario, I probably wouldn't start seeing listings until after May 1.) The only exception would be if you knew there was a large building you were interested in, because they occasionally have wait-lists months in advance - but it doesn't sound like that's what you're looking for.
I know it's hard to have so little certainty, but I would be really skeptical of anyone approaching you saying they could guarantee you a spot in July. (It just doesn't make sense for someone to hold on to a vacant unit until then, and unless tenants have actually provided notice for July 1 five months in advance, it wouldn't be legal for them to lease to you, even if they *think* the current tenants will be leaving.)
Look at the listings now - if there's a healthy number of them, and a good range, it's likely that you'll be able to find something come May or June. :) You'll be just fine! Try not to stress too much about it right now. Also, I am a Kijiji mastah, so I can help remotely when the time comes. ;)
Yeah, I know...but I can't just....not look for 4 months. Besides, there could very well be a place I find that is my utter soulmate and the availability is like May or June. At that point, I'll probably take it.
They can't claim I'm breaking my lease because they've already broken it. And if they try to tell me that.... My mom works for lawyers and can have a nice letter sent to them. =)
