the weekend sucked. i fucked up. sorry to jessie and matt. i beat myself up the entire way back. matter of fact, i still am.
other than that, i put a bid on the house of 43.5 and they countered with 45.5 although they agreed to pay 2 grand in closing costs. if this were perfect-walgreens-world, then we'd end up settling on 44.5 with their two grand, so i'd be paying 42.5 for a house where the comparables come in at $39,900 $31,000 $32,000 $70,000 $43,000 respectively. it seems a little high at times, but none of those houses seem to have garages and tend to be 3 bedroom 1 baths, whereas this house has an extra captive bedroom as well as a half bath in the basement. we'll see. i haven't replied yet. let 'em roast.
