Landlord's lament

I still have my flat in London. It hasn't made me any money over the years, but the rent has covered the mortgage and it has gained some equity, although that has taken a hit in the last year or so.

The current tenant found himself on medical disabilty a few months back and stopped paying the rent, despite assistance from the housing department of the council. We served him notice to leave and he finally left the day before formal eviction proceedings were due to start.

He left the place in a disgusting state; food and food wrappers all over the place, mould in the bathroom and kitchen, the ceiling fallen in due to water damage from the flat above and severe water damage to the floor throughout. I don't know how anyone could live like that. I am upset with the 'managing' agents for not picking up on it sooner.


 






Note the bottle of toilet cleaner - I guess it got a little too much for the tenant. How ironic.

Ugh.

So the managing agents had contractors go in and rip out the carpet, curtains, fridge and cooker and generally remove the tenant's crap. They have had 3 estimates for repairing floor and ceiling, repainting walls and ceiling throughout, replacing everything in the bathroom including tiles, everything in the kitchen including sink, work surfaces and cabinets. New carpet, linoleum, fridge, cooker and washing machine.
Nine grand ($15,000). That is going to take a bit of finding.

They don't think it is worth claiming on the insurance for the flat above for the ceiling damage. The tenant doesn't have any income, so it's not worth pursuing him for rent or damages. I don't have insurance (but I will get some going forward). It should be tax deductible though, so that is something.

Should be nice when it's done up.
