So I went to go look at that place out by Harriman State Park. I want it. It's in Bearsville, NY. It's just a one bedroom cabin with a sneeze of a loft, but it's sound. Just ugly. And that is easily fixed. The plumbing seems good (what little of it there is) though the wiring's crap. Think I'd just start over with the electric.
The greatest part is that it has about an acre of land attached to it. It's all thick brush, but that's what I like about it. The road to it desperately needs fixing, but that, again, is not hard. The roof's alright, the foundation's solid, and not TOO many holes in the walls.

With all the crap that's been going on, it's real tempting to break from the Pen altogether and build a place out in the middle of nowhere for the Tales that need protection. Cuz hell if they're getting it from the Librarians.
