I'm still learning how downtown leases work -- it's a little more complicated than Collegetown leases, because if the prospective tenant is not a student, we have to get rental references and do some kind of income check. (Admittedly this is mostly, "Do you have income? Yes? Okay, good," but still.)
We're going to change the lease template for the 2021-22 lease year to something more like the Collegetown lease template, which I think is excellent because the Collegetown lease is four pages plus a couple ancillary things (W9 form to open an escrow account for the damage deposit, resident information form, a "who's in which room and paying what amount of the total rent?" form for multiple-person leases, etc.) whereas the downtown lease is currently something like twelve pages plus some ancillary forms. Also, and this is a key difference, the Collegetown lease form has ONE signature line. The downtown lease requires a signature on EVERY PAGE -- from the leasing agent as well as the tenant! -- and that is just way too many signatures.

Anyway, no apartment staging today, but I did two tours and a bunch of photo/floor plan editing and uploading. Tomorrow I should be able to stage two or three more rooms up on South Hill, and hopefully un-stage the last studio in one of the buildings if the prospective tenant works out. *crosses fingers* Then I need to actually get some of the unrented Commons apartments staged for tours, because things rent much better when people can see them in their best light, you know?

In other news, yesterday I talked to both Cat and Susan, which I hadn't done for over a month because August was one damn thing on top of another and I had no time to breathe. So that was good.
And I picked up a pinch hit for the NFE, because apparently I live for deadline pressure (and also I couldn't resist the prompt), which is coming along nicely, so that's also good, I think. *wry*
Now I will get back to tax prep continuing education, because that is ALSO a thing I am doing under moderate time pressure.
