Happy House

Ben and I just got back from looking at an amazing house just a couple blocks over from our apartment. Its a two-story traditional with 4 (possibilty of 5) bedrooms, two full bathrooms, a formal dining room, large kitchen, sun room, and full basement. The yard is small, but fenced in. There's a detatched garage. It was built in 1903, and still has the original oak foyer, dentil molding, and beveled windows. The front yard has stone facing by the sidewalk. Its in gorgeous condition, the foundation looks secure, the roof is newer as is the furnace. The water heater is only ten years old too. There's also a brand new sewer line and the floor in the basement was just replaced. The original summer stove is still in the basement too, and its still hooked up to the gas line! They're only asking for $84,000, but I think that due to some cracks in the walkway concrete, peeling paint under the overhang on the roof, and a bevel in need of serious repair, we can talk them down to AT LEAST $80,000 with the seller paying the closing costs. I spoke to a loan officer today and he said that we should have no problem getting a special financing loan for the $80,000 with little to no cost for us to move in. Our payments would be around $700 a month, which would include insurance and taxes.

There's an offer that was put in today, but I'm hoping that it falls through like the last one did. If they can hold out for a couple of months, and if the two people we have in mind to rent rooms out to come through, it'd definately be a possibility. The house is at an unbelieveable bargain! Plus its close to where we are now so we'd still be nearby the stores and down-town area without being on a busy street. Ben even fell in love with that place, which shocked me. I figured he would have said "there's no way," but was pleasantly surprised by his "you know, we could afford it if we had room mates." I about died right on the spot hehe.
