House hunting, take 2

So Natalie and I found another house, made an offer, and it was accepted upon inspections, all seemed fine and well, until I discovered a little tip on the septic system from a neighbor. This house had an addition built onto it 10+ years ago, well....they built one of the rooms OVER the septic tank!!!! WTF

So we counter offered once again with the stipulation that the bank(it is a bank owned property) would replace the septic system completely so it is no longer under the house, but more importantly, it's up to code. I get a call today, the bank would like me to get a few estimates as to how much this would cost, so this tells me, they are interested in the deal.

With the market the way it is, and the town the house is in(very small one street town) They would be foolish not to deal with me, or they can sit on a house that now due to my inspections has been red tagged by the Ottawa county environmental health, and is not capable of being lived in, sold, till the septic is replaced. So they either deal and take my offer and fix it, or sit on the house all winter, pay the winter taxes, and winterize the house again and try to sell it later after putting all the money into the septic later and trying to sell the house again in a small town. On another house note, the water heater is located in a bathroom, which is illegal and must be relocated and re plumbed in, which i have offered to take care of.

Ho hum.....heres hoping Santa is watchin and wanting to give us a good present.
