House Buying 301

May 18, 2010 18:01

We are almost there.. Just keep it together for another week and things will calm down... hopefully...

The appraisal came in low... very low... it means the bank can't loan you money if the house isn't "worth" that money. I spent three weeks stressing out over my appraisal and the fact that I already gave my apartment notice that I was moving so they could in theory have already re-rented it out to someone else. It was a horrible place to be in limbo and I was getting overly anxious. Renegotiations got me the place 10,000 dollars cheaper but I'm paying the majority of closing costs now. AUGH... It means my initial savings will be depleted but my monthly mortgage payment will be less.

Now I've been dealing with a HORRIBLE insurance agent. I need to get my insurance all set up on the place a couple days before closing so the bank can figure out how much money they need to make my closing costs toward insurance policies and also how much more a month I'll have to pay on the mortgage so the insurance company gets paid. Well I called my agent and she told me that she would call my realtor and get all the information she needed. Well she never called (and kept telling me she just couldn't get ahold of my agent). So finally I had my realtor call the agent cause it is getting to crunch time. So now my insurance company has all the information they need, but if they actually do what they need to do to get this ball rolling before Friday who knows. So I'll have to call again on Thursday to get that taken care of.

Then there is closing in general. I just remembered today to call Dominion to get power hooked up at the new place. I still need to do my walkthrough (which is NEXT week the day before closing) which will be my first look at the new carpet and paint job. I'm getting anxious and nervous.

After the appraisal fiasco and the insurance I figured I'd be alright.. but the bank calls every other day wanting new information from me. Like they wanted me to prove I was a student at ODU Spring of 2008 (for my work history) it was very confusing and stupid. I have no idea if that has even been settled yet.

So if all goes according to plan... I'll own the place next Wednesday night and have the keys and everything. The only things left after that are moving, new washer and dryer buying, and changing my address 100 times for every service I need to change my address for... (cell phone, work, friends/family, DMV, Vehicle registration, etc...) I also need to figure out my NEW budget... which will be all crazy until August. August will be my first FULL month at the new place without apartment expenses.. but then I will need cable and internet. AHHH
