I think that I need to start looking at making goals. Attainable, start making progress towards wherever the hell I am going to end up. Nothing too extreme, but I don't think that I want to stay at this house any longer, besides affording it, it's too large for me, and at this point I just don't see the prospect of having a room mate palatable. I didn't like them 12 years ago, and I don't see at 35 me thinking sharing my space with someone I don't becoming something that I would find any joy in.

That being said, there's no way to get out of this house in the next year or so. Between the housing slump, and the annoying fact housing prices aren't booming, I need to find a way to make things work up here.

Things that need to be done for the house.

Paint the exterior
Get rid of the debris around the property
Get the HVAC serviced (ductwork cleaned, and unit balanced)
repair/replace the laundry sub floor
lay new linoleum
rip up the carpet in the computer room and put down laminate flooring
rip up carpet in master bedroom and walk in closet, and yup more laminate flooring

Think that even though the kitchen flooring could use some work, I will hold off on that.

The debris removal I think is what I am going to focus on for the summer months. Make sure that minimally 1 construction garbage full of debris is removed a week. Start saving money for paint and then pain the outside of the house. Short term I think those will give the most bang for my buck. And maybe in the spring get the house appraised and see if I am still upside down with the mortgage.

Good news I finally got my review at work. 2 months late, but it was a glowing review and came with the max 4% raise. That will help and it was nice to get the kudos on handling the region so well for my first year. I will be getting 2 months of back pay on my raise I think that I am going to throw that money at my credit card and call it good. I can indulge myself later.

One more day of the work week, need to mow the lawn this weekend and get the first bag of debris thrown away.
