We had the inspection and put 5 items on the list for the seller to do before we buy. This is another common negotiation period, depending on what work needs to be done you can't expect everything.
Our list:
1) Have the HVAC inspected and repaired - the radiators never got hot.
2) Put a screen and rain cap on the chimney.
3) Re-Connect the electric in the garage.
4) Repair all the outlets that don't work in the kitchen.
5) Replace the garbage disposal.
That's a hefty list but in truth all we asked was for the house to be in full working order. Well I got the call today and they agreed to do everything except the garage. According to the seller the garage was disconnected from the electric when they purchased the house and they never have a chance to reconnect it. Luckily they did run power to the garage, it was just never hooked up, so we will take care of that.
The house has a story too.
So when we were looking at the house the first time we suspect a story. The woman selling has two children and live with them in another part of town. Around the house were many items used for staging but we also found a lot of mens items. Now at first it could have been a divorce and she got the house but if that was the case the mens stuff would not be around. So we suspect he had died.
Turns out he was a fire fighter and died of lymphoma at age 36. Leaving behind a large house with unfinished projects, a young wife and two small children. The house was too much so she moved to a smaller one in Baltimore and placed this one on the market. It has sat for a full year and a month before we looked at it and put in our offer. Sad story.
