It's been just over a week and we're still at it with the house in Central Tacoma.
Had the inspection and sewer scope, am in the mids of negotiations with the inspection and just before I got home, got an email from Guild Mortgage for a consent to have things emailed electronically as they now have the appraisal ready and I have already spoken about the fence situation that the title company has discovered when they ran the title and I've paid the earnest money, so, so far I've spend $1,615 as part of the purchase, the home inspection was $400, the sewer scope was $215, the earnest check was 1 Grand. Got all that?
And I've signed a bunch of forms for my lender to get the financials underway and have been shopping for home insurance, though now I have to check with Farmer's Insurance and State Farm as many insurance companies, especially the smaller ones are tightening their belts after 2 devistating years with major wild fires in the state, especially in Eastern Washington and some have more restrictions on the type of dogs one can have under their insurance and thus German Sheppards are now on the list, even if they are service dog trained.
I have knob and tube wiring but dont' know exactly how much remains and unfortunately appears active too and many won't even insure homes with it but the bigger companies that are nationwide, such Farmer's and State Farm may do it, so that may be an issue. The sewer scope revealed problems with the concrete pipe leading from the cast iron stack out to the sewer main, it's deteriorating and the seams are leaking so not enough water remains to properly flush the sewage down into the main sewer line and could potentially cause an issue down the line.
So put that down, as well as fixing the issues with the wiring (not rewiring, though I may find I have to do that sooner than later anyway), and to get the roof vents installed up by the ridge line that should have been installed when the new roof was put on and hopefully the electrician was able to find and fix the bad grounds on some outlets and add a GFCI outlet by the sink but the bathroom has one, go figure.
So I'm assuming we are pushing ahead on the purchase of said abode and I think we are still set for May 30th to close, if not a touch earlier than that if possible (like maybe Friday May 27th instead).
We did add a few other things but was not expecting to actually get on that list and that was on Tuesday and I've not heard anything since then, until I got notice of consent for electronic documents, such as the appraisal. So far, I've not seen it drop, so we'll see on that.
So I guess no news is good news?
