Wow, this process is going much slower than I anticipated. But here are some of the things that I learned:
One: The seller used the absolute lowest bidder whenever possible. This is probably the cause of most of the problems. I just had to get the AC repaired, and the seller covered many of the issues, but, I still had to fork out money. As a result, I had a conversation that went something like this:
"Well, I can pay by credit card over the phone..."
"No, I don't like credit cards. They are just too complicated for the taxes, and expensive. Can you just run to an ATM?"
"Um, no, I am at work, easily 45 minutes away. I can have my g/f write you a check."
"Oh, I dunno, I have had bad luck with checks."
"Oh, I can relate. I am having some bad luck with a real estate deal I just brokered. I cannot get you cash unless you are willing to wait."
"Well, what bank is it from?"
Sigh. Here I am trying to do stuff above board, and I get walloped by this kind of nonsense.
The immediate new plan goes a little something like this in no real order:
Rip out bathroom walls, possibly leaving the studs, if they look like they are in decent condition. If not, some of those will probably go as well.
Clean out that crawlspace and prepare it for electricians.
Get the electricians in here so we can install some appliances once they start arriving.
Talk to our contractor type person and see what he can do for us.
Get the gutters replaced
Patch the leaky basement
