I may or may not be closing on my house in 8 days. My buyer is currently being an idiot, and trying to change the terms of the contract in ways that benefit her, and don't benefit me at all.
She is demanding all this stuff, and thinks I'm just going to cave. I disclosed everything that needed repairs, including that there was undetermined roof damage from the hurricane. She wants me to give her another two weeks to find things wrong with the house. She wants me to kick in $2k towards her closing costs. She wants me to REPLACE (not just repair) the roof. Oh, and she wants to delay closing another month, kick my tenants out before she owns the place, and have me pay to clean the place.

Guess what - we have a legal contract and your 10 days expired quite a while ago. When it expired, you accepted the house as is. You don't get to come back later and renege on your offer, reducing it by tens of thousands of dollars - ESPECIALLY when I had three other offers that same day to consider. Think again.
