I'd best post while I'm having a positive moment!
I have now found a second website that suggests I (we) can borrow £220-230k and I have search for suitable properties in this price range (plus deposit) and quite a few turned up, many with nice large gardens and some even with garages! Woo!
N.B. Still a long(ish) way off - budgets says I'll reach my deposit target in May but I'll be very close in April so will make a super-human effort to reach it early.
Now, to work on that stress!
