On hold for the Drainage Project is the Dining Room Project.
I should say this is the Dining Room Project Phase One, but it is a necessary step toward final renovation of our Dining Room.
We started by adding the pocket door and removing the plaster and lath for the pocket door, along with trim and drywall.
Now that the pocket door is in, we need to restore that wall: that is phase one.
[ ] add pocket door bumpers.
[ ] spackle drywall holes from inside.
[ ] cut wood piece and install in one bay.
[ ] cut wood piece and install in one bay.
[ ] use orange fire wall spray foam to finish the firewall.
[ ] drill hole for wiring of low voltage box.
[ ] add low voltage panel in cellar.
[ ] wire panel to low voltage box.
[ ] wire new outlet, put in box, install box.
[ ] remove remaining dry wall.
[ ] put drywall over door and door casing.
[ ] purchase additional drywall and patch remaining area.
[ ] purchase rockwool to fill areas between studs.
[ ] add solid insulation and spray foam areas around exterior facing inside corners.
[ ] fill areas with rockwool.
[ ] cut and add lath over open areas.
[ ] plaster lath
[ ] feather final coat over drywall and plaster and existing plaster.
[ ] paint.
[ ] remove tile near wall.
[ ] add baseboard, baseboard trim, quarter round.
[ ] stain and finish baseboard/trim/quarter round.
[ ] add trim around door.
[ ] stain and finish trim.
[ ] stain and finish door.
[ ] clean and touch-up.
Phase 2:
remove carpet pad, carpet, tile and clean/finish floor.
Eventually:
* move outlet and add low voltage box between kitchen-living room and dining room.
* add 2nd outlet on wall between kitchen-living room and dining room.
* remove all dry wall and redo trim and plaster.
* put in pocket door between foyer and dining room...and insulate for sound.
* add pocket door between kitchen and dining room.
* add outlets (1-lv and 1-v) on wall between foyer and dining room.
* add outlets at exterior facing wall.
* add 2nd tall window from kitchen in dining room and insulate that area.
* fix all windows.
