Jim and I spent about $10,000 since August doing mandated repairs to the Cornell house getting it ready to sell to this particular new owner, a woman named Christine Beyerlein. Oh good, you can add a coffee buzz to the stress of home plumbing woes. Such a pain!

For what it's worth, some years ago (more than I care to recall), the house I owned had a somewhat similar issue in the master bath. Insurance paid the whole repair (less deductible). I hope you can have the same success!
