We've been rebuilding the mud-room at the back of Polycarp...

It was pretty bad, on several levels. The original construction is essentially good (it was originally a porch that was later enclosed) although the roof structure was under-designed, but the layout wasn't very useable and the subsequent layers of alterations (ack! more suspended ceilings!) was pretty bad. And then of course the whole thing had deteriorated; leaky roof caused rot in the ceiling and the floor .. sub floor, sub roof, structure.









After much demolition, I reinforced the structure in the floor and roof, replaced the rotted subfloor, reinforced the rotted subroof. New plumbing, new electrical, new gas line, new layout so that the space is actually useable, new insulated walls inside the old ones.









This is where we are. The ceiling drywall is up, but not the walls. We've switched gears to get the last of the exterior work done befofe it gets too cold.
