Homes for sale, West Raleigh neighborhood

Three homes are for sale in my neighborhood, and at least one of them is a steal. Won't you be my neighbor? I calculated comps for our neighborhood - all houses is $118/sq foot, but houses built in the 50s (like all the ones for sale) is $112/sq foot. The house across the street from me is listed at $90/sq foot. It's been empty for a year (though visited weekly for maintenance), so I think the owner has just finally decided what to do with it. Also, that one has additions from 1985, and they're siding, and they don't match the prior brick exterior well. The back yard is neat, though.

The neighborhood is spectacular. You can easily walk on Barclay (though no sidewalks), or go through a greenway to the apartments behind, with sidewalks, walking trails, dog park, tennis courts and swimming pools. There is a 4-star inexpensive pre-school less than 1/2 mile, walking. The people in the neighborhood are really, really nice. It ranges from older singles to young families, with a good distribution (kids range from one expecting to a 12yo, and I like hanging out with them). There are block parties, friendly hanging outs by the side of the road, and helping hands. And sometimes Brian delivers cookies or spanikopita.

Did I mention we're two blocks away from Jason Sullivan and Laurie Edgerton? You know them - either from Rollerderby, or Kings, or 5-0, or 88.1, or any of the other dozen things they've done. I walk to drinks night when the weather is warm.

It's an easy drive to RTP or downtown Raleigh. It's part of Raleigh, so you'll never be annexed by Cary. House values in our area have risen at about 1.5% per year over the last 7 years. There's a major drive to improve Buck Jones, adding another lane and sidewalks, and the city is looking at the Western Dr / Buck Jones / Jones Franklin intersection for an economic development area. Down side? There are some sketchy apartments a mile away; there have been some thefts from cars. *Mostly* bored kids stuff, but a couple of more serious things. However, Brian and I feel very safe. And you know I'm overprotective...
