sad news about my house

so i had the building inspection today at the house i am buying in st. ann, and the inspector found that there was some significant termite damage present. if the seller doesnt aggree to treat the termites (kill them), replace the damaged wood and install a termicide treatment shield to prevent more termites, and fix a small crack in the basement wall, then i will have to walk away from the house. I cant afford to fix 5 grand worth of termite damage and a crack in the foundation. although it sounds bad, termites are found in the ground naturally. all yards and trees have termites to some extent. the inspector told me that the average home in the state of missouri has at least two full termite colonies in the property ( outside in the ground ) so the presence of termite damage in homes is nothing to scare you away from a house because it is more common than no to have some termites present. its just that the previous owners did not do anything to prevent the termites from getting into their house in the first place. if you own a home i have some awesome info from him on preventing termites coming into your house. the termite inspection is cheap, its only 50 bucks and regular building inspectors do not look for termite damage. so you should get one cause if you get a house and the seller doesnt know that there is termite damage and you find out later, they are not responsible for fixing it. just a fyi.

im keeping my fingers crossed that they will agree to pay to have it fixed.
