so my landlady sent a certified mail letter to me stating that due to the carpet cleaning, back patio pressure washing, and need to replace the stove top to "new" condition after 3 years of use we owe her 414.66 over and above the 500 dollar damage deposit...

As far as I know there is no requirement to return the stovetop to new condition after three years OR clean the dang carpet OR pressure wash the back patio.
anyone know more than I do about landlord/tenent laws in Seattle?
Perhaps i'm full of it.
