I am no longer allowed to use my own credit cards. I am only allowed to use my debt card. I have been depositing my tips into my debit account and immediately posted payments onto my capital one in an effort to pay it off. I only leave myself with about $5 a day to spend if I need it. This method is working very well. Of course I have to pay rent and my cell phone bill from this account, but its discipline that counts. I have only two more months in my lease and no one but me knows how exciting this is to me!!! I will probably have enough by the end of this week to pay off June's rent and perhaps my lease will be paid in full within another two weeks!!! Then I can focus on paying off my cards for good, since I will owe no more rent. I want my credit built up for my next car purchase.
Last week, my friend Meghann just got a 2006 Honda Civic which is really nice, Brett is getting a 2006 Scion tC this weekend too. I have been asked to consider joining a Real Estate firm in Atlanta. Although I dont have a license, I can help out in the office and learn the industry until I get one. The firm is very good too, Ive done some research. They hooked me up with a real estate simulator test that I took online. It lasted about an hour and a half to take it. The next day, the owner of the firm emailed me praising my test scores. He said that I did very well on the test and that my scores were considerably higher than some of his top agents who had been in the industry for years. With that encouragement, I dropped by OTC today to check out their state-approved 75 hour GA Real Estate License course. After I finish paying my lease, I plan to enroll in the program and I will hopefully finish it by the end of the summer. I have not yet decided if I am staying here this fall, but I am leaning towards it, although I will may a job in Atlanta at the firm.
I want to finish my degree here and either get the Masters in Economics: Regional Analysis here or transfer to Ga State and get the Masters in Urban Design. I am leaning towards obtaining my Masters at Ga State. Or University of Florida for that matter. The real estate firm has a branch in Florida too, but Ill need the FL License for that. Ill probably do Ga State since its in-state tuition and also in the 'Capital of the South', 'New York of the South', 'The Big Peach', 'ATL' - in other words, I should stay in the economic center of the South. I am becoming more and more infatuated with Atlanta tho.
I cant believe it has his 5million now. And they just finished Atlanta's 10th tallest skyscraper, the beautiful Symphony Tower. I love it!! It definately has one of the most unique skylines in America because of its multiple skylines instead of one big consentrative patch of highrises. There is the Downtown skyline, the Midtown skyline, the Buckhead skyline, the Dunwoody skyline, Marietta's Galleria skyline, even Gwinnette and Gainesville is obtaining one.
If I pursue Real Estate in Atlanta, my plan is to make my money up there, but do all my investments in Statesboro. Real Estate is booming in Statesboro right now and since it is not located in any the vicinity of another metropolitan area, the growth has no real limits. There are currently three aparment complexes going up right now which each have in excess of 1000 bedrooms and a few more with 500+ rooms. Georgia Southern has now achieved Research University status and that alone put it in the rankings with Emory and Ga Tech. Property is still cheaper here, the renting rates compare to Atlanta's. In other words, money is to be made in multi-family residential units in Statesboro, which is how I plan to build my Development Empire. Statesboro is probably most comparable to a smaller Warner Robbins in the way its growing. Warner Robbins is about to outgrow Macon and Statesboro's growth patterns are very similar to Warner Robbins'. I plan to invest in Real Estate here while making my sale mainly in Atlanta. Its wise because Statesboro will never not need apartments. Between Georgia Southern University, Ogeechee Technical College, and East Georgia College, Statesboro has over 20,000 students. Hopefully, I will be able to convince Simon properties to build a Mall down here. Personally I would like to develop a city south of Statesboro near the interstate, where alcohol laws are more permissive.
My plan is to attend Fall semesters down here since they are fun, football semesters and in Springs and Summers, build my Real Estate career in Atlanta. I dont know, Im still considering everything. I do know though that I want a Volvo S80 for professional driving, a Porsche Cayenne for traveling, a Hummer convertible for beach trips, a Viper for shopping, and a Landrover for clubbing. I would like to start a car sales place business down here too, specializing in late model luxury/upscale used cars.
