Moral dilemma

Hypothetical situation:

You are looking for real estate.  In your search, you have contacted an agent but of course you are searching on your own.  You found the property that you decided to get on your own, but brought the agent into the deal in the hopes that he could help you get better terms.  The agent has proven absolutely worthless.  In fact, you could even say the agent is making things worse because the price for the real estate has now gone up to compensate for the cost of the agent.  In return, the agent hasn't been able to get a single thing you've asked him to get.

Do you:

1)  Say "lesson learned" next time, you'll do the process yourself.
2)  Screw the agent! Cut him out of the deal even though you're midway through the process and proceed without him, trying to renegotiate to a lower cost.
3)  Reason there must be other things the agent is bringing that you just aren't seeing.
4)  Keep pushing and hope he gets something done eventually.
5)  Other suggestions?
