I began in a shitbox that was smaller than my current master closet. But as far as shitboxes are concerned it was a relatively decent shitbox. Back then lower Manhattan was still considered kind of sketchy and the rents reflected that. I forget what I paid but now that the crackheads have been muscled way uptown and the island is striving to reinvent itself as an adult Disney land it would be appreciably more expensive. Rent, crazy cost of living, and absurd tax rates make Manhattan impractical at any income level, but I’m a guy who shops at walmart. I took out a mortgage on my last home just to offset the taxes and still didn’t realize a break. It hurt. I’ve always had a hardon for tax advantaged investments and Manhattan does a fine job of marginalizing them.

Haven’t been to Westchester in yrs and never ran with the crowd who called it home. Last time I was in Jersey was to visit the IKEA. Consequently I have no useful data. I would endorse Hoboken however based exclusively on the aesthetics of some women who have been exiled there.

There are some great Brooklyn neighborhoods surging towards revival. Boreum Hill and Carroll Gardens come to mind. The Cobble hill district. Lot’s of young people, rents probably comparable to Jersey but with an easier commute. You can still keep in real in Brooklyn without paying out the ass. Look hard at Brooklyn and get an apartment locator. There are plenty of upstart pit bull mini-brokers looking for clients.
